Interest Rates-Post Election



Well now that the Presidential election is out of the way, everyone is going to
get back to the main business at hand. How to make a living, sell a house, buy
a house or GET A MORTGAGE.

I'm happy to say that 30 year interest rates (this is the day after the election)
are at around 6.00% That's the good news. The not good news is that lenders are
still underwriting to very very strict guidelines. Income, credit, and down payment
are all equally important.

There is much talk in the government to use the 700billion bailout funds to help
individual homeowners with their bad mortgages or their negative home equity.

Economy Down Rates Go Up?

As people wait for the federal government's various bailouts and rescues to trickle down and stabilize the economy, they got more bad news: The cost of financing or refinancing a home purchase has gotten more expensive.

The average interest rate on a 30-year fixed-rate mortgage jumped to 6.74% (6.4% for a 15-year), the biggest weekly increase in 21 years, according to Bankrate.com's survey of lenders. Last week's Bankrate benchmark was 6.2%.

According to Bankrate, the new rate means the monthly payment on a $200,000 mortgage would be $1,295.87, about $70 more than it would be for a buyer who locked in a rate last week.

So we're right where we were eight weeks ago. Why is this happening? Weren't we supposed to see help for the housing market?

Part of the reason is that the price of Treasury bonds is falling, which drives interest rates up. Investors are no longer flocking to uber-safe Treasury notes as other opportunities open up. Mike Larson of Interest Rate Roundup also says that investors are dumping Treasury bonds now because the government is going to have to borrow billions of dollars to pay for its bailout commitments. Larson explains:

That means a mammoth flood of Treasury debt is going to wash over the market in the coming year or two. Bond traders know that all of that bond supply will overwhelm bond demand. So they're not sticking around. They're selling bonds NOW, driving prices down and rates up.

Time adds that Uncle Sam's decision to semi-nationalize banks has made bank debt seem even safer than the super-safe bonds of Fannie Mae and Freddie Mac, so people are selling those too.

Lower prices (and thus higher interest rates) for Fannie and Freddie bonds make it more expensive for the government mortgage guarantors to borrow, and that means that Fannie and Freddie have less money to purchase home loans. Which means a lower supply of capital available for mortgage issuers. The result is higher mortgage rates for the average American.

Of course, higher interest rates mean that fewer people can afford to buy a house or refinance a mortgage. That, in turn, hurts a housing market in need of life support. Add to that job losses and the other ills that accompany a recession, and housing values will likely continue to fall.

How high will interest rates go? Nobody really knows, although the figure most often tossed around is 7%. Some good news is that just over half of the experts on a Bankrate panel expect mortgage rates to drop down again within weeks.

Stock Market Terrible--Why Rates Go Up?

Last week was like a scene from a disaster movie, the only thing missing was
an asteroid on a collision course with Earth. The "normal" rule of mortgage interest
rates has been that when investors are cashing out of stocks due to market
uncertainty, they make a flight to the "safety" of government issued debt-like
the bell-whether 10 year T-Bond. Thus, bad news in the stock market usually equalled
lower long term 30yr/15yr fixed rates. But last week, the perfect storm of bad
news skewed in the opposite direction. The long term 30 year fixed rates initially
dropped to about 5.8755 and then as the stock market plummeted rates jumped up
in tandem. By the end of the week, lenders were quoting 6.875% for a 30 year fixed
rate, an incredible reversal of "normal."
What will happen this week? We cannot begin to guess. Stay tuned for more wild ride.

Home Prices Falling: Why buy Now?

This is the 64k or should I say the $264k (inflation you know) question. Even in these troubled times, many folks need to make a property purchase (or refinance a not so great mortgage). Marriage, divorce, larger family, empty nesters, retired and moving from the north, job transfers. These are all reasons why waiting for prices to go down (or up?) just won't work. So if this applies, please, please, please start talking to your friendly, neighborhood mortgage broker (that would be me-g) about pre-qualifying for a mortgage. Can Anyone Qualify for a Mortgage-Help!

Despite what the media would have most people think, mortgages are still available for "qualified" borrowers. Qualified means credit rating about 620 and a minimum down payment for purchase of 3% of purchase price. This is the FHA standard. For conventional Fannie Mae, Freddie Mac, the standards are higher. Credit rating 660+ and 5%-10% down payment for purchase. Why use Fannie Mae, Freddie Mac? More property types-such as condominium are acceptable. Also, Second Home and non-owner occupied (investor) purchase and refi's are allowed, unlike FHA. Rates do flucuate daily (just like the stock market) but lately have gone under 6%. Now is always the best time to apply.

RATES AT 6.00% FANNIE MAE IMPROVES

While interest rates change on a daily (sometimes hourly) basis, it is good to note 30 year fixed mortgages have stayed in the 6.00% range for some time. Many experts feel rates will inevitably increase due to inflationary pressures (think oil and food) so NOW is always the best time to get a mortgage. For those of you with an interest rate of above 7.00% on your mortgage, please give a call to discuss refinancing your mortgage. Also, if you have an ARM that is subject to adjustment, consider locking in a good rate at this time. Even though guidelines have become more conservative, people with credit scores above 620 (most people) can still qualify for a good mortgage.

FANNIE MAE ELIMINATES DECLINING MARKET CATEGORY:
As of June 1, Fannie Mae will no longer reduce mortgage amounts by 5% in "declining markets" such as Florida. This ruling will greatly improve the mortgage markets and is a very good indicator that home values are no longer falling. Most lst time buyers and people refinancing have been affected by reduced loan to values. This new ruling should bring increased mortgage and real estate activity to our area.

Korean BBQ

We have had Korean food several times before and we still learn how to eat the proper Korean form these days. We reviewed The Florida Chinese News and chosen the Korean Restaurant “Da Mee Rak” 7225 W. Oakland Park Blvd, Lauderhill, FL

We heard it gets very busy after 5:30 or 6:00 PM, especially on weekends. We were the first two customers there that day and we felt we own that restaurant. Jim and I go there for their tabletop barbecue two weeks ago and we enjoy all the Korean side dishes that come with it. People usually just order one dish for BBQ style but that night we ordered three dishes and the two of us had enough food to feed like three people. The waiter cook food on the grill at our table.

I couldn’t resist the multiple sensory pleasures of Korean barbecue: the spicy, salty flavors and the combination of textures and temperatures (crisp lettuce juxtaposed with succulent grilled meat and shrimp), not to mention the hands-on fun of going through a pile of lettuce leaves, wrapping my own individual little barbecue "sandwiches" and popping them into my mouth. The one thing I remember clearly was that the raw meat and shrimp come together to the table at the same time, the waiter did not mix the raw meat on the grill top and it’s really smoky from all the grilling at raw meat. It isn’t fancy at any time but that moment just made it more fun for me. We were also learned a few things from the waiter how to eat proper Korean form at our table. Take a whole piece of lettuce around the freshly grilled meat to make a bite-size sandwich. Some tear off a small piece of lettuce but I grab an entire leaf of lettuce and put into my mouth.


Jim and I loved the side dishes brought to the table just after ordering. They are small plates of kimchi, pickled vegetables, and other side dishes. Some said try not to stuff the side dishes into barbecue/lettuce sandwich to keep it simple, however, my theory is just try everything and the food is going to teach us what is right or wrong. I barely know what Korean food like and I am fasciated about Korean BBQ and their side dishes.

Meat and Vegetable Roll

INGREDIENTS

· 2 cups dried fungus

· 2 cups dried auricularia

· 2 sets bean thread

· 2pcs dried squid

· 5pcs big bean skin

· 2 ponds hamburg meat

· 1 egg, beaten

· 1 clove garlic, minced

· 2 cups soy sauce

· 1/2 cup sugar

· 1/2 cup cooking wine

· 1 cup green onion

DIRECTIONS

1. In a bowl, combine the egg and hamburg meat. Stir in the sugar, soy sauce,

garlic and ground beef. Mix thoroughly and wait for 20 minutes.

2. Soak dried fungus, dried auricularia bean thread, dried squid for over one

night.

3. Cut small pieces for dried fungus, dried auricularia, bean thread, dried squid.

4. Cut one large bean skin into 4 small pieces bean skin

5. Heat the cook pan and put few oil, put green onion into the pan till the smell

comes up, then put dried fungus, dried auricularia to stir, wait the smell comes

up, you can put dried squid to fry, stir till the smell comes up, put bean thread

into pan and add some water, salt, and stir till no water. It ready to put into a large bowl.

6. Take one small bean skin, carefully roll up 1 cup of all ingredients and meat, using the bean skin to lift. Seal the edges and ends with flour water of the ingredients and meat. Place roll, seam side down, cook in a flyer.

MORTGAGE 911!!! PRE-QUALIFY!!!

Every day we hear horror stories relating to real estate problems, mortgage difficulties and economic recession. The best advice for getting a mortgage is, and always has been, to be Pre-Qualified before you need to purchase or refinance. Stated income, low credit score, 100% financing is a thing of the sub-prime past. Please contact us to verify your qualifications for not just a mortgage but how much of a mortgage. We will pull your credit, verify its accuracy and help to improve it if you can give some lead time (4-6 weeks for credit re-scoring). Most folks are aware that lenders qualify using debt to income ratios of 40%.+or-. However, you might not know that debts such at auto loans with less than 9 months remaining are not counted in the overall ratios. Another thing to consider is credit card debt and it's effect on your credit score. A credit card with less than 60% available for usage will bring your score down. Keep those balances low. Another thing for pre-qualifying is the amount of down payment for purchase and/or equity for refinancing. These days, most lenders want at least 20% as mortgage insurance programs have become very limited. This doesn't count FHA, which is still lending upwards of 97% for qualified borrowers.

DIY Feng Shui (II)

In our 9th newsletter, we indicated how to DIY Feng Shui to change a negative influence over our lives, however, different people have different energy needs. In order to take advantage from Feng Shui, it is time to learn your Kua number. Along with affecting people’s environment, Feng Shui concepts also apply to time (years, months, days). Every year, month and day have different characteristics of Chi energy which affects each person differently depending on when they were born. The way Chi effects these moments in time are unchangeable, however by determining what your Kua Number is, you can determine what years are your most fortunate years. Moreover, according to Eight Mansions Feng Shui, every house can be divided into eight sectors - four auspicious and four inauspicious. Where these eight sectors are located in a house is determined by your Kua number of the head of the household. Once you have your Kua number, you can find out which are your four auspicious sectors and which are your four inauspicious sectors. The next step is to get hold of the house's floorplan that's drawn to scale. With a compass, determine the directions and draw a pie chart like the one illustrated below:

You'll then be able to identify the four auspicious sectors and your four inauspicious sectors for the family. We, therefore, think that the Kua numbers are used to help people tap their individual success directions. What should you do with these directions? Anything in your daily life, like sleeping or working, it is better to choose to face your Auspicious directions. By facing this direction, you would be triggering and absorbing the benefits of the good energy. The directions can also be laid out over your house and give you insight on which parts of your house you would be advised to enhance and/or remedy good energy. Generally, there are two groups of people: East Group People have kua numbers 1,3,4,9; while West Group People have kua numbers 2,6,7,8. The Eastern type of persons should live in the Eastern type of house or room and the Western type of persons should live in the Western type of house or room. For example, if you are a female born on Feb. 5, 1972 at time 00:35, your kua number according to the table yields 4, which makes you an East group person and the best facing directions for you are Southeast, East, South and North. Luckily for you, your closest people are of East group, too, so it is easy to adjust your environment to work the best way. Similarly if you are a male born, say on March 4, 1983 at time14:00, your kua number is 8, which makes you an West group person and the best facing directions for you are Southwest, Northwest, West and Northeast. What do you do if you and your loved one are in different groups, is there a common ground to be found? Of course there is. What you have to focus on is the balance of your loved ones drawing on the best energy throughout the day. The Kua number refers mainly to the best directions in terms of attracting and absorbing the highest quality of energy for your type. For example, Mary’s Kua is East with the number 1, her husband's is West with the number 2. Now, who is to say that both Mary and her husband have to face the same directions while working in the office, or at the dining table, or in their favorite spot when watching TV? Check and see which direction the main door faces, i.e. is it best energy for Mary or for her husband? If, for example, it is her husband's best direction, then see if the sleeping direction can be chosen to best benefit Mary. What Mary has to focus on is balancing out so that both Mary and her husband can draw on the best energy throughout the day. Check your kua numbers and find out how to benefit yourself by tapping your personal energy following four good directions in your homes, small rooms, offices or work place as below:

1. Success (Sheng Chi) - The energy brings a good start in any undertakings, overall smoothness in wealth acquisition, success in all aspects of life, tip top career and capable of creating positive attitude towards life.

2. Health (Tian Yi) - The energy strengthens the body health and mind so that one is always able to embark on any goal in their life.

3. Relationships (Nien Yan) - The energy requires nurture love, sex satisfaction, relationship, life partner luck and marital bliss.
4.
Personal Development (Fu Wei) - This energy bestows one with growth, personal development, intelligence and examination luck.

5. Total Loss (Jueh Ming) - This is the most harmful energy of all. Its objective is to end one's destiny. This energy causes jeopardy in ones career, money loss, bankruptcy, long term illness, injury and disaster.
6.
Five Ghosts (Wu Gui) - The energy brings one empty hopes. It will create good fortune and when one reaches the peak, it will bring disastrous ending. This kind of energy also causes one to be very quarrelsome and disturbed.

7. 6 Killing (Liu Shar) - The energy makes one unpopular. It brings havoc in relationship and love and causes hostility at work.

8. Unlucky (Huo Hai) - The energy brings hardship to people. One will not attain success when disturbed by this kind of energy and everything will follow to failure.
